Independence
What independence means in practice
I am engaged to develop an opinion of value, not to support a position. I do not accept assignments conditioned on reaching a particular value, and my fee is never contingent on the value reported or on any outcome.
I also stay inside my professional lane. I am not a real-estate agent, broker, attorney, CPA, tax professional, home inspector or Certified General Appraiser, and I cannot promise that any court, lender, taxing authority or other third party will accept a report.
