Why this matters
Residential appraisal needs often arise during significant financial, legal or family circumstances — a divorce, an estate, a tax protest, a decision about selling a long-held home.
I provide independent residential valuation services along with educational guidance so you can understand the process before you commit to it. Knowing what an appraisal is, how the effective date works and who the report is prepared for makes the whole experience less stressful.
My role is to develop a supportable opinion of value for a stated intended use. I do not advocate for a party, I do not work toward a predetermined number, and my fee is never tied to the result.

About
I own Loreal Valuations, an independent residential appraisal practice serving North Texas. I am a Texas Certified Residential Appraiser (License TX 1360370-CR) and an FHA Certified Appraiser with more than 14 years of residential valuation experience, and I complete eligible residential FHA appraisals.
Much of my work involves families and advisors handling sensitive matters, so I try to keep communication straightforward: what I can do, what I cannot do, what the assignment will cost and when you can expect the report.
