Communication is direct, and expectations about scope, access and timing are confirmed before the assignment is accepted.

Market coverage and assignment acceptance
I have NTREIS MLS market-data access through MetroTex across 15 North Texas counties: Dallas, Tarrant, Collin, Denton, Rockwall, Kaufman, Ellis, Johnson, Parker, Wise, Fannin, Grayson, Hunt, Cooke and Hood. Market-data access is not the same as blanket acceptance — each assignment is accepted individually based on:
- Geographic competency
- Property complexity
- Intended use
- Required appraisal product
- Scheduling and capacity
- Client requirements

- Appraiser independence requirements apply to every assignment. I do not accept engagements conditioned on a value, and I cannot guarantee loan approval or report acceptance.
