Appraiser Independence
Appraisal assignments are accepted and completed independently. Analysis, opinions and conclusions are developed from the property and the market data, without influence from any party with an interest in the outcome. Requests to reach a specific conclusion are declined.
No Predetermined Value
No assignment is accepted where the assignment results are conditioned on a predetermined value, a direction in value, a minimum valuation, a specific valuation, or the approval of a loan.
Fees Not Contingent on Outcome
Fees are based on the scope of the assignment, the property and the timing required. Fees are never contingent on the value reported, on a tax result, on a court outcome, or on any other event.
Intended Use and Intended Users
Every appraisal is prepared for a stated intended use and for the intended users identified in the assignment. A report should not be relied upon for a different purpose or by parties who are not identified as intended users, and use of a report outside its stated intended use is not authorized.
Confidentiality
Appraisers are bound by professional confidentiality obligations. Assignment results are disclosed to the client and to the intended users identified in the assignment, and otherwise only with client authorization or as required by law. Please do not submit confidential financial, court, estate or appraisal documents through this website; secure instructions will be provided if additional documentation is needed.

No representation is made that any court, lender, appraisal management company, taxing authority, government agency, insurer or other third party will accept a report, agree with its conclusions, or reach any particular result.
